Termibait's Xterm™ Baiting System features Above-Ground and In-Ground components with bait cartridges optimized for termite acceptance.


Xterm™ bait cartridges use the latest insect growth regulator for fast, drill-free subterranean termite eradication. The bait attracts termites even when other food is available.


It spreads a slow-acting insect growth regulator throughout the termite colony, targeting the Queen and King. It is a clean, professional, easy-to-install solution for hassle-free termite control.

Why bait ?

Unlike conventional termiticide treatments that involve drilling and chemical injection, termite baiting offers an eco-friendly, low-impact solution. It utilizes minimal amounts of a targeted chemical, making it ideal for sensitive situations.

In-Ground Station

In-Ground station provides round-the-clock monitoring of termite activity along the perimeter or specific areas, intercepting termites before they reach the building.

Slab INJECTION

Slab injection, also known as Post Construction Drilling, is a preemptive measure to ensure long-term termite control for your property. It is highly customizable, allowing you to choose between repellent and non-repellent chemicals. We recommend environmentally friendly, non-repellent options for effective and sustainable protection.


Non-repellent chemicals are injected into the soil, paced approximately 45cm-60cm apart, with a depth of at least 45cm, forming a barrier against subterranean termites. 


Termibait's anti-termite slab injection includes up to 5 years of warranty, along with annual inspections. Our experienced technicians, closely supervised by our Service Manager, guarantee top-notch service, prioritizing your satisfaction.
